Rent is usually a big expense for tenants, and for that they expect the components of the building to operate properly and efficiently and the property as a whole to be pleasant, comfortable, and secure. Stokley Properties representatives listen to your needs, and try to accommodate those needs by bridging the gap between the investor and the tenant.
Communication
Keeping tenants informed is a key ingredient to managing a successful property management company. Preventive maintenance, termite inspections, annual walkthroughs, and seasonal changes are all important issues that must be communicated to the tenant.
Repairs
Repairs are handled promptly by proven venders. If the tenant can not be home at the time of repair, a representative from Stokley Properties will be there instead.
Pet Policy
Pet policy defers with each individual property, and will be discussed on a case by case basis.
Security Deposits
Security deposits are paid in advanced and held in an escrow account as a guarantee to ensure the tenant’s performance under the lease. The amount of security deposit is equivalent to one month’s rent unless noted on the specific property. The security deposit can not be applied to the last month’s rent. If the tenant fulfills all obligations of the lease, the security deposit must be returned in a reasonable amount of time after the tenant moves.
Rent
Rent is due on the first of every month, and is late at the end of the business day (5:00 pm) on the fifth. A late fee will be assessed on the sixth day of the month.
